One Plan, Not Two Transactions
Instead of treating your sale and your purchase as two unrelated deals, I map them out together from the start: what your South Florida home is likely worth, what that translates to in Central Florida buying power, and what sequence of events gets you from one home to the other with the least amount of stress and financial risk.
Sell + Buy, Timed Together
Every client's ideal sequence is different. Some need to sell first to fund the purchase; others want to secure their new home before listing, to avoid a stressful gap. We'll talk through contingent offers, rent-back arrangements, and bridge strategies, and choose the approach that matches your comfort level and finances: not a one-size-fits-all playbook.
Moving Resources
Once the real estate side is mapped out, the physical move still has to happen. I keep a working list of movers, downsizing and estate-sale professionals, and other resources that past and current clients have used, so you're not starting that search from zero on top of everything else.
A Single Point of Contact
Throughout the process, you're talking to one person who already knows your full situation: not re-explaining your circumstances to a new agent on the other end. That continuity is, in my experience, the single biggest thing that makes this kind of move feel manageable instead of overwhelming.
